Architectural Design Guidelines

 
Article 2 of the Ash Meadows Declaration Document requires all homeowners to obtain pre-approval from the Design Review Committee (DRC) before making certain improvements (defined in paragraph 2.3) to their lots. Homeowners must complete and submit to the DRC a design review request (DRR) form. (Click on the link below to open and save a blank copy of the DRR form.) Per paragraph 2.5 of the Declaration Document, DRR forms are considered automatically approved if the DRC does not respond within 45 days of receipt of the DRR form.

The DRC’s policy is to approve or reject DRR forms based on the DRC’s architectural policies and design standards. A copy of the DRC’s current Architectural Design Guidelines can be opened and/or downloaded using the link below. Homeowners submitting a DRR form must indicate on their DRR form that they are familiar with the DRC’s current architectural policies and design standards.

UNIT Modifications Requiring Pre-Approval

Article 2 and Article 3 of the Declaration Document and the Design Guidelines and Standards for Ash Meadows list the modifications and improvements to lots that require the pre-approval of the Design Review Committee.

City Permits

Homeowners are responsible for contacting the City of Thornton to determine whether a permit from the City must be obtained. Receiving approval for a project from the Design Committee does not mean the project will be approved by the City and vice versa.

Roofs

Attached below is one example of an approved type of roof flashing required by the City of Thornton when a roof is replaced on a single unit. The City requires metal flashing to be installed on the roof deck along the shared (party) wall between two units.

Any alternative type of flashing must be approved directly by the City of Thornton and also receive approval from the Board prior to installation or any completion of roof work. Please note that it is the sole responsibility of the homeowner and their roofing contractor to ensure all roofing work complies with the City of Thornton’s building, safety, and permit requirements.
